Document Required For Foreigner to purchase Malaysian property

On the last post, we discussed on the needed documents for Malaysians and Malaysians who are working abroad to purchase a property. Here is another list of needed documents for foreigners to purchase a property here in Malaysia.

Employment

1. NRIC copy or Passport
2. Working Permit (if any)
3. Property Booking Receipt
4. Sales and Purchase Agreement / Title copy
5. Latest 6 months Housing Loan Statement.( Only applicable for refinancing)
6. Letter Offer from previous bank.( Only applicable for refinancing)
7. Deposit Statement e.g. Fixed Deposit, ASB or Bonds
8. Latest 3 months pay slip
9. Latest 3 months personal bank statement ( to show salary credited as per pay slip)
10. Employment Letter/Latest KWSP statement/Latest CPF statement
11. Latest income tax declaration form with payment receipt acknowledgement. (Preferably 2 years)

Self Employed

1. NRIC copy or Passport
2. Working Permit (if any)
3. Property Booking Receipt
4. Sales and Purchase Agreement / Title copy
5. Latest 6 months Housing Loan Statement.(only applicable for refinancing)
6. Letter Offer from previous bank .( Only applicable for refinancing)
7. Deposit Statement e.g. Fixed Deposit, ASB or Bonds
8. Latest 6 months Company bank Statement.
9. Latest 6 months personal bank statement.
10. Latest income tax declaration form with payment receipt acknowledgement.(Preferably 2 years)
11. Business Registration to show ownership of the company
12. Latest Profit and Loss Statement
13. Memorandum of Article &Company Profile

From my experience, foreigners are only allowed to loan up to 70% of their purchase value from the banks. (Tho this percentage may vary with different banks according tho their current rates)
We have helped many expats to purchase their homes and also rent them out as well.

  1. I am Malaysian but can I purchase these properties with Singapore PR NRIC? I just want to ensure in future when I apply to Singapore Citizen, the property is still mine (base on SG IC)

  2. Hi Eric, thanks for your comment, basically as a PR of Singapore, you are still able to purchase property in Malaysia, especially Penang (Because we have nice properties here, especially by the beach) :) but the properties purchase must be above RM500,000 in price.
